Garden City Residential Project:
 Garden City Project is one of the residential projects of Bayan Company, which is belongs to Halabja Group. This project is located in Suleimany, and its first stage would be built on a land of (130000 m2). Garden City's first stage is consisted of (18) blocks. This stage will be built in three phases: A, B and C. The land allocated for each of them is between  (1040 – 1370 m2), but the build area is between (820 – 970 m2). Each building is consisted of 10-13 floors, and each floor consisted of 4 apartments, each takes a corner.
 
General Facilities in Garden City:
* Elementray School.
* Kindergarten.
* Nursery.
* Medical Center.
* Supermarket.
* Mosque.
* Closed parking place.
* Children playing grounds.
* Designated garbage places outside every apartment.
* Every apartment equipped with kitchen cupboard, sink, ventilator, stove and oven.
 
Durability and safety factors:
Every building equipped by a set of fire escape stairs.
The structures of the building are made of extra-reinforced concrete.
Corridors and most rooms of the building are equipped with fire alarm system.
The parking places are equipped with firefighting system with a sprinkler.
The electricity distribution networks of all apartments are equipped with anti-shock system.
 
The geographical location of Garden City:
Garden City apartments are located on the highlands of Kurdsat Quarter. Such an altitude added a special beauty to the entire project .Besides, the project is  close to the city center and governmental offices could be reached easily.

Garden City is provided continuously with hot water and stove gas. expenditure ratio is dependent on using ratio.
 
Electricity and water 24/7:
Electricity and water are provided for all apartment 24 hour a day, in addition to the national electricity power, via specific high load generators. A couple-of- million-liter tank is built in order to provide enough water to all apartments continuously.
 
Providing Elevators between parking place to the Apartments:  
Garden City apartments are provided with elevator from to be used between closed car parking place and the apartments, so that you could reach your apartment easily. These types of elevators are one of the main specifications of Garden City- something one rarely finds in the rest of housing projects in suleimaniya.
 
The Benefits of closed Parking Place:
The cars are safe from the influence of the weather. Each car would be parked in a specific place which will be numbered according to apartment's number.

Apartment Insulation Systems: 
The apartments are equipped with sound isolating system for keeping privacy and comfort.
The walls are equipped with heat insulating system and providing EPS system that insulate the walls through several segments: EPS is a thick compound that covers the outside walls, then the EPS will be covered by a plastic net, then with a cement plaster.
 
Fire Escape Stairs:
In addition to the stairs of daily usage, Garden City is equipped with a fire escape stairs, in case of emergency cases.
 
VRV System for Air Conditioning:
Garden City equipped with VRV  air conditioning system, which operate through using six indoor units connected to two outdoor units as well as saving energy for the user, and providing a proper air conditioning to all the rooms.
 
Wide Turfs and Grades:
%60 from Garden City land  is allocsted for turf and gardening and their supplaments.
 
Who Implements the project:
the implementation of the Garden City project is carried out by Bayan Company. Bayan decided using the best expertise and the highest levels of European and world wide architectural design. Many of the designers and engineers and executors that are working in the project have a wide range of new and global experience.
 
Buyers Demand:
There is a great demand on Garden City apartments because of the project's specifications; the quality of the apartments, its location in the city of Sulemaniya, and the apartment's inexpensive prices. Tthe apartments of (A) blocks are sold out. And almost half or the total number of apartments in (B) blocks is sold out as well- B blocks are still at the beginning of their construction. 
 
Mode of payment:
The payment mode of Garden City's apartments is about three installments.

The construction of the (B) buildings has already started in Garden City project, which consists of (7) buildings and each (B) block contains two types of apartments:
Single floor apartment.                                 232 m2
Double floor  apartment, Duplex apartment     420 m2
